Tenant Paying Late Rent

As your property management company, every day we protect you from another headache. :) In return, you pay us for our service.
This month I wanted to notify you that the current tenant in your property has elected not to pay on time. As such, this triggered our CB 'Late Rent' protocol to mitigate the effect this may/will have on your account.
Here is what you can expect:
5 days late is not the end of the world, some tenants elect to pay late every month and are fine paying late fees associated with their procrastination.
However this is not the way we wish to operate.
As such, we have issued a 'Pay or Quit' notice to the tenant that effectively states to pay rent due or move out. We've never had anyone just move out understand, but the implication is that we will not put up with late or non payments of rent.
In five days time, depending on holidays and weekends, if we still have not received rent from tenant then we will begin process for eviction, assemble a file and hand off to our real estate attorney who will submit for possession hearing request.
Statistics: 75% of all tenants that receive a 'Pay or Quit' notice from us for 5 day late will eventually pay rent and associated fees.
Of the remaining 25%, 20% of lates pay their rent and additional fees before any scheduled court date actually happens.
If your tenant is in the remaining 5% that refuses to cooperate and pay then our attorney will process for eviction.
Through the Crager-Bartels VIP Vendor Discount Program we've negotiated a reduced legal for on your behalf. Approximately $190 covers filing fee and initial attorney fee. All additional attorney fees will be charged directly to your tenant and will be collected on judgment day from them...
