What am I charged when my tenant moves out?
We do not charge you a management for a vacant property. x% of $0 rent is $0. :)*
If and when a tenant moves out we hold the tenant responsible for all of their expenses as well as cleaning of home.
If they leave items to do and do not take responsibility for them, then we will do what needs done to make your property rent ready asap for the next prospective tenant.
We then only bill you for this work but also bill then previous tenant for any items beyond normal wear and tear. Any monies tenant(s) pay us are forwarded to you just as if they were rent collected in your name.
If we place utilities for your home in our name during the rerenting period you will be charged only for the actual utility amounts.
Once your home is rented to a new tenant you will again begin receiving rent payments according to your management contract and any outstanding balances will be applied to your account.
